How Does Damp Affect My Property?

Damp can lead to a wide range of issues for both the property and the people who spend a lot of their time in it. It is important to have damp seen to as soon as you can; the longer that a damp problem goes unchecked, the more expensive repair costs can be.

When walls are damp it greatly reduces their ability to effectively insulate a building. This means that it will take more energy – and therefore money – to heat your home. Damp can spread into woodwork and plaster, so you may notice crumbling plasterwork or the onset of timber decay and infestation. When damp affects the home, it can spread to nearby structural timbers such as floorboards and joists. In time, this can lead to wet rot and dry rot, if left untreated.

Damp properties provide the ideal environment for fungal microbes to thrive, which can lead to mould growth on your walls and ceilings. Black mould in particular can be seriously damaging to a person’s health, especially those who are more vulnerable such as children, adolescents, elderly people and those with existing health conditions. Black mould can aggravate breathing conditions such as asthma and other respiratory problems, whilst also affecting the immune system, increasing a person’s likelihood of developing other illnesses.

Types of Damp

Rising Damp

Rising describes the variation of damp where moisture enters the walls from the ground and rises up via capillary action. Beginning in the lower wall, the damp is drawn up through the naturally present pores within building materials. This is then absorbed by brick and plasterwork, spreading damp throughout the internal surface of a wall.

Penetrating Damp

Penetrating damp occurs when moisture is absorbed into walls laterally, rather than from the ground up. Most commonly, this is seen in basements and cellars due to walls being surrounded by earth (earth-retaining walls). It can, however, sometimes occur above-ground as a result of leaks from pipework or rainwater goods, for example.
